Atlantis The Royal vs Burj Al Arab: What to Book Now

Burj Al Arab restoration, Atlantis room choices and 21+ pool rules: the differences that matter before booking a Dubai stay.

Atlantis The Royal is the one to investigate for a Dubai resort holiday now; Burj Al Arab needs an operating-status answer before it belongs on the same booking shortlist. The distinction matters more than which building looks more spectacular.

Burj Al Arab is undergoing a restoration led by Tristan Auer. The programme announced on 15 April 2026 was planned for approximately 18 months, not tied to a guaranteed reopening date. For a trip being planned in November 2026, do not assume that an older suite description, restaurant listing or hotel review means you can stay there. Get written confirmation from Jumeirah for your actual nights before committing to flights or a non-refundable booking.

Atlantis The Royal has a different question to answer: which room and which facilities are you actually buying? A standard guest room is not a private-pool suite, and the famous adult-only pools are not a family swimming plan.

The choice at a glance

What matters to you The useful distinction
A resort holiday you want to book now Investigate Atlantis The Royal for your dates. Do not treat Burj Al Arab as an equivalent available stay without Jumeirah's confirmation.
Sleeping inside the sail-shaped landmark Only Burj Al Arab answers that brief. A stay elsewhere is an alternative holiday, not a replacement for that particular experience.
A private swimming pool At The Royal, choose an explicitly named private-pool suite or penthouse; the standard guest rooms do not include one.
A trip with children The Royal combines waterpark access with family accommodation, but some headline pools are strictly 21+.
A quieter alternative to the large-resort format Compare the Four Seasons at Jumeirah Beach and One&Only Royal Mirage before deciding that one of these two icons must be the answer.

Use the Dubai luxury-hotel shortlist if you are still choosing the type of holiday rather than a particular building.

Burj Al Arab: do not turn a restoration estimate into a booking date

Burj Al Arab's proposition is the landmark itself: the sail-shaped building and an all-suite hotel rather than a conventional room-and-suite resort. That makes it a specific ambition, not merely another expensive Dubai address.

The restoration changes the immediate decision. An approximately 18-month programme is not a promise that a particular month, restaurant, spa or suite will be available. Nor does a phased programme automatically mean guests can stay throughout the works.

Ask Jumeirah to confirm three things together: whether overnight stays are operating on your dates, which facilities will be available, and what happens to your booking if the programme changes. If the answer is not firm, choose a different hotel or postpone the Burj-specific stay. Do not build the rest of a trip around an inferred reopening.

Contact Jumeirah about Burj Al Arab and your dates. Our Jumeirah brand guide explains the other Dubai properties; staying at another Jumeirah does not mean staying inside the Burj.

Atlantis The Royal: choose the room before the pool photograph

At The Royal, Palmscape and Seascape are view choices, not promises of a private pool. The standard King and Queen categories are listed at 55–60 square metres. Palmscape faces the Palm; Seascape faces the open sea.

That is already a substantial room, but the bed layout matters. The King categories list a maximum of two adults. Queen categories have two queen beds and different occupancy limits. Do not assume an extra child can be accommodated simply because the floor area looks generous: standard guest rooms do not offer roll-away beds.

For a family needing separate sleeping rooms, the named Family Room is an interconnecting arrangement of 110–120 square metres, with one king and two queen beds. It is listed for up to five adults plus one child. Enter everyone's ages when requesting a quote; the category name alone is not an occupancy confirmation for your group.

If swimming outside your own room is the reason for the upgrade, look at the Sky Pool Villa categories. Both the Sea View and Palm View variants explicitly include a private infinity pool. A room with a balcony, a Royal Club booking and a private-pool villa are different purchases.

Choose an Atlantis The Royal guest-room category or compare Sky Pool Villa views.

Families: the waterpark is included; every pool is not for everyone

Atlantis The Royal includes daily waterpark access at Aquaventure World for each night of a stay, across all room categories, plus unlimited access to the Lost World Aquarium. You do not need a private-pool suite just to obtain those two benefits.

Cloud 22 and the Nobu by the Beach pool are for guests aged 21 and over. This is a consequential difference if the photographs of those pools are driving a family booking. Plan around the family-appropriate resort facilities and waterpark instead; an adult pool benefit does not override the age rule.

The children's facilities also distinguish supervision from access. Atlantis Explorers Club is aimed at ages 4–12, with potty-training requirements. Little Explorers, for ages 0–3, requires a parent or nanny to supervise. It is not drop-off childcare for a toddler.

For an adult trip centred on Cloud 22, confirm the operating session, reservation and any applicable spend directly before selecting your room rate. Do not assume the sky-pool experience is automatically guaranteed by a hotel reservation. Arrange a Cloud 22 visit.

Compare the whole booking, not an invented nightly-rate contest

There is no useful like-for-like price verdict while Burj Al Arab's dates and operating arrangements are unresolved. Even within The Royal, comparing a standard King room with a private-pool suite hides more than it explains.

Request the total for the same dates, party and cancellation terms. Separate the room charge from breakfast or lounge benefits, restaurant reservations, transfers and any paid pool arrangements. At The Royal, complimentary Dubai International Airport transfers are listed for Suite and Signature Penthouse guests; Guest Room transfers can be arranged for an additional charge, subject to availability. Do not extend a suite benefit to a standard room.

Choose The Royal if you want a resort-led stay and its room category, age rules and actual inclusions suit your group. Wait for a confirmed Burj Al Arab stay if sleeping in that landmark is the purpose of the trip. If neither brief fits, return to the Dubai destination guide rather than paying for an icon you do not particularly want.
